Common questions
Can a foreigner buy property in Thailand?
An apartment, yes. A foreigner takes freehold within the 49% foreign quota of a condominium’s residential area, or a registered 30-year leasehold. Land under a house cannot be held in freehold by a foreigner: villas work through leasehold or a Thai company structure. The quota is counted building by building, so its remaining share is checked before any deposit.
What does it cost to get in?
The catalogue currently holds 641 properties, starting at THB 1.6M. The median apartment is THB 7.1M across 465 properties; the median villa is THB 26.9M across 176 properties. A single figure for the whole catalogue says little: villas pull it up, while the bottom of the range is a studio inland.
How do developer instalments work?
A payment schedule tied to construction stages: a deposit, then instalments as the building progresses, with the balance due on handover. No bank is involved and no interest accrues — but no bank protection either, so what matters is the developer’s track record and what the contract says about deadlines and penalties.
Where do the prices come from and how often do they change?
Prices come from developer price lists and are refreshed automatically. The date of the latest snapshot is printed on the page — today it is 1 November 2026. Figures in the text and in the data strip are computed from the same database, so they cannot drift apart.
What does the purchase process look like?
Selection, then a reservation with a small deposit, due diligence on the developer and the project, the contract, scheduled payments, and registration of the transfer at the Land Department. A transfer fee of 2% of the appraised value is payable on registration and is usually split between the parties.
